One-of-a-Kind in Ancaster

This 117-year-old remodeled farm home on 73 acres of picturesque land was a unique & stunning blend of historic charm & modern luxury. We refreshed the home with fresh paint almost everywhere (this house was 5,000+ SF!). After extensive pre-packing, we kept some of the furniture that was at the property & brought in some other pieces plus some white linens, pillows & decor to highlight the more modern elements of the home. Being a property with its very own lake & 30 acres of forest, we highlighted the listing with absolutely stunning videography and photography.

Result – It sold at 100% of our anticipated price point.

Where Old Met New in Binbrook

This beautiful country home and acreage was an amazing combination of old and new. We wanted to maximize the appeal for the market trend of multi-generational urban dwellers seeking a rural lifestyle. We pre-packed and staged with a mixture of the seller’s own inventory & bringing in furniture, art, decor and stylings making sure we accentuated the natural light and views from all rooms. We also reverted the main floor room with ensuite into a bedroom for realistic additional capacity.

Result – It sold in competition over our anticipated price point by $65k.

2 Acre Hobby Farm in West Flamborough

This 3-bedroom, 1-bathroom farm home situated on a 2.15-acre hobby farm in the picturesque countryside was a true gem. The property featured a large barn, stalls, a riding arena, and paddocks, making it an ideal place for horse enthusiasts. We pre-packed, gave the home a fresh coat of paint throughout and brought in our staging team to highlight the farmhouse charm with some modern touches.

Result – Within 8 days, the property received multiple offers, and once again sold right at the top of our anticipated price point, over asking.

Private Oasis Ranch Bungalow in Brampton

This beautiful property really popped as the outdoors were simply stunning. We had the foresight (and time) to do the exterior video and shots in the summer for maximum impact. Inside it required serious pre-packing and downsizing, which took many months. We did not bring any items in for this home, but instead worked on accentuating the space in the various rooms. 

Result – It sold for $300k more than an almost identical comparable that sold just a few months earlier.

Luxurious Living in Alton Village

This 10 year old home in Burlington’s Alton Village needed some major downsizing & pre-packing. While their furniture was nice & in good shape, we felt that it needed more of a consistent styling to make the WOW factor pop. So we emptied the main floor completely and fully staged it. We brought some pieces in for the upstairs but mostly restyled with what they had while adding some bedding (the office upstairs was not just as we would have liked it, but one of the sellers worked out of there every day, including picture day!) & in the basement we turned what was mainly a storage room into a 5th bedroom. 

Result – We ended up selling for a record price in Alton Village for this size category.

Century Home Gem in Downtown Hamilton

This uniquely laid out century home received a significant staging treatment. We moved out a number of items upstairs to make a 3rd bedroom. The remainder of the main pieces we kept, but restyled them all with bedding & pillows & we outfitted the home with several art pieces. We swapped out an oversized kitchen table for a more properly sized one that highlighted a kitchen area that you could eat in, as there was no dining room in the home. We also fully outfitted the backyard and front porch as we headed into summer. We even rebuilt a fence.

Result – We eventually got an offer of full asking price – and above market value – which blew the price per square foot in the area out of the water.

Downsizing with Flair in Binbrook

This immaculate home did not need a large overhaul. However, it did need a few replacements of furniture pieces as well as the removal of a few more to accentuate its openness and flowing floorplan. We also brought in a number of lamps and art pieces as well as various elements of style and decor to bring it a slightly more modern and wider appealing vibe.

Result – It sold for just under 10% more than the next highest selling 2 bedroom in the complex’s history and only $10,100 less than any 3 bedroom had ever sold for.

Cozy Home on a Historic Street

This quaint 3-bedroom, 1-bathroom home in an up-and-coming part of the city had been  renovated fairly recently. One of the key selling points was the home’s location in an area that was starting to experience a surge in popularity as well as being appealing to buyers looking for a move-in-ready property. There was not much to be done to prep it for sale we did pre-pack, brighten the walls with fresh paint and added some modern art pieces to tie into the modern finishes. 

Result – Despite listing during the market’s downturn, we were still able to hit a number that allowed the sellers to accomplish their upsizing goals.

Condo Townhome in Smithville

This end-unit townhome was located in a quaint town and featured three bedrooms, one and a half bathrooms, and a finished basement that could serve as a recreational space, office or fourth bedroom. We decided it needed paint throughout, and while many elements of the property were dated, we replace every light fixture on the upper floors to help bring a touch of modernity. Due to this home being vacant, our staging team brought in some furniture pieces and artwork to showcase its potential.  

Result – Within two weeks an offer came in and we negotiated a successful sale that exceeded the seller’s expectations.

East Hamilton Escarpment Living

This home had been recently vacated by tenants. We cleaned it up significantly, put new floors in the basement, and completely repainted the walls from top to bottom. However, having recently been vacated it had no furniture, so it needed a full stage from scratch. Every single item in the home was brought in. We also removed and cleaned up trees in the yard and staged the back deck.

Result – It sold in 6 days right at the top of recent area sales on a per/sf basis.
